The meeting was called to order at 8:05 p.m. Chairperson Donna Foster opened the meeting. The purpose of the meeting was to go over Zoning Ordinances. The Select Board and Zoning Board were invited for input only. The Planning Board alone voted on any corrections, additions or recommendations to send to Town Counsel.

Michael Hogan made a motion to: add “Procedures” as described by the Selectman, Planning Board and Zoning Board. Ken Mills seconded and the motion passed unanimously.

1. Michael Hogan made a motion to: change the definition of Building Height to Any space 38 feet and under that is habitable space. Ken Mills seconded and the motion passed unanimously.
2. Michael Hogan made a motion to: approve the definition of Dwelling, Multi-Family. Richard Krapf seconded and the motion passed with 5 ayes and 1 abstention.
3. Richard Krapf made a motion to: table the definition OHRV for Town Counsel to review. Michael Hogan seconded and the motion passed unanimously.
4. Ken Mills made a motion to: table the definition Setback for Town Counsel to review. Michael Hogan seconded and the motion passed unanimously.
5. Ken Mills made a motion to: under definition Warehouse, to remove the comma after establishment and add a dash. Michael Hogan seconded and the motion passed unanimously.
All other definitions were approved as written.
Brian Mycko made a motion to: ask Town Counsel for the definition of Substantally Different. Michael Hogan seconded and the motion passed unanimously.

1. Under Special Exceptions, remove “f. Light manufacturing” as it is already in Industrial District and remove “n. Reseach laboratories” to Industrial
2. Remove Special Exceptions and have them all come under “permitted uses.”
3. The maximum building height to read as amended, “anything under 38 feet as habitable living space.”
Michael Hogan seconded and the motion passed unanimously.

Michael Hogan made a motion to: approve Section 303.4 Industrial: IND as amended by adding “Research Labs” under permitted uses. Brian Mycko seconded and the motion passed unanimously.

Michael Hogan made a motion to: approve Section 303.5 Rural RU with the amended building height. Richard Krapf seconded and the motion passed unanimously.

Michael Hogan made a motion to: approve Section 304. Permitted Uses, as written. Richard Krapf seconded and the motion passed unanimously.

Michael Hogan made a motion to: approve Section 305. Special Exceptions as written. Richard Krapf seconded and the motion passed unanimously.

Ken Mills made a motion to: approve Section 305.2 Standards Applicable to Special Exceptions with amendment changes to paragraph 1, last sentence to read, “ These additional standards shall include but not limited to:”. Richard Krapf seconded and the motion passed unanimously.

Richard Krapf made a motion to: table this for Town Counsel to check for ADA requirements. Michael Hogan seconded and the motion passed unanimously.

Michael Hogan made a motion to: approve Article V, Special Provisions, with the amended changes,1. under 505.3, last sentence, to read, “Reasonable costs for the public safety equipment necessitated by a subdivision or site plan approval under this section (may)shall be imposed by the Planning Board.” And 2. For the height not to exceed 38 feet of habitable living space. Ken Mills seconded and the motion passed unanimously.
