“These minutes of the Town of Carroll Planning Board have been recorded by its Secretary. Though believed to be accurate and correct they are subject to additions,
deletions, and corrections by the Planning Board at its next meeting when the Board votes its final approval of the minutes. They are being made available at this time to conform to the requirements of New Hampshire RSAS 91-A:2.”

Meeting called to order at 7:00 PM

The Board reviewed the minutes of December 19, 2006. Evan Karpf made a MOTION to: accept the minutes as written. Bill Wright seconded and the minutes were approved unanimously.

Chairman Birknes welcomed Charlie Cohn back after a long absence due to illness.

All members received copies of the 2006 Municipal Law Update Handbook by Bernie Waugh.

A Handbook on Flooding has been received and the Chairman took it to look it over. If anyone wants a copy, please notify the Secretary.

The next item was the Public Hearing for the Alfred Picconi subdivision, Map 408, Lot 2, Route 3 North, represented by Mark Vander-Heyden, LLS. Mr. Vander-Heyden reviewed the plan for five lots, and reminded the Board that it is Mr. Picconi’s plan to give a lot to each of his three children, keep one, and sell the lot that has an existing house on it.

The existing house lot has town water and a septic system. The four lots will each have septic systems, but no decision has been made yet as to whether they will have town water or wells. The road will be approximately 700 feet with a gravel surface and a turn-around (hammerhead), and will be built to town specifications. Mr. Vander-Heyden advised they have applied to the State for approval for the lot with the house, and they have applied to the DOT for a driveway permit, because of the change of use
